Does a pergola need a building permit?

It depends on the jurisdiction and construction. A qualifying exemption from a building permit does not remove other requirements involving setbacks, easements, height, or lot coverage. Confirm the design before ordering a kit.

Why plan drainage before choosing a patio surface?

New hard surfaces and level changes can alter runoff. The drainage solution should inform the layout and material selection, especially where slope, ponding, neighboring properties, or nearby watercourses are involved.

Can an exterior remodel be phased?

Yes, if the overall site plan accounts for later work. Coordinate future utility routes, access, drainage, and structures before closing surfaces, and compare phased mobilization and restoration with completing the work together.
